Your rental books May through September. October through April it sits vacant. That's six months of undetected leaks, mold, pest infiltration, and insurance non-compliance. We run full NHWA-accredited Home Watch visits during vacancy.

Common Questions
Do I still need a property manager?
If you self-manage your rental through Airbnb or VRBO and handle your own bookings, you probably don't need a traditional property manager — you need a local steward. We handle the physical property; you handle the business side. If you use a property manager for bookings, we complement their work by providing the on-the-ground presence they often can't.
How does turnover support work with my cleaning crew?
Your cleaner does their job. Then we come in after and do a quality control walk — verifying the clean, checking for damage, checking technology, confirming supplies. We're the second set of eyes that catches what the cleaner missed. We work with your existing cleaning schedule, not against it.
What happens during the off-season?
When your rental isn't booked, it's a vacant property — and vacant properties need regular Watch visits for insurance compliance, early problem detection, and peace of mind. We shift from turnover mode to Home Watch mode automatically. Same property, same steward, different protocol.
Can you be my guest emergency contact?
Yes — with our Full Stewardship tier, we serve as the local emergency contact for guest issues. AC failure, lockout, plumbing emergency, noise complaint from neighbors — we respond and handle it so you don't have to manage a crisis from out of state at midnight.
Do you handle properties on multiple platforms?
Yes. We work with properties listed on Airbnb, VRBO, direct booking sites, or any combination. We don't interact with the platforms — we interact with the property. However you manage bookings is up to you.
