- Standard web access information — your IP address, the pages you visit, your browser type, the date and time of your visit — collected by our hosting provider for security and performance

- To send you visit reports, photos, and service updates
- To coordinate with vendors and trades on your behalf, as needed for your service
- To bill you and process payments
- To improve this website
- To measure our advertising and reach homeowners who may be interested in our services

Vendor and partner coordination.
To deliver our services, we work with vendors and contractors — HVAC, plumbing, electrical, marine, landscaping, and others. When we coordinate work on your behalf, we share only what's necessary: typically your name, the property address, the issue at hand, and your contact preferences. Nothing more.
Property photos and reports.
Photos taken during property visits are stored in our service records and shared with you through visit reports. They are not used for marketing, social media, or any public-facing purpose without your written permission. Photos showing identifying details of your property are treated as confidential.
Third-party services we use.
We use these providers to operate our business:
- Netlify — website hosting
- Quo (formerly OpenPhone) — phone and text messaging
- Google Search Console — website indexing and search performance
- Google (Ads & Analytics) — website analytics and advertising measurement
- Meta (Facebook & Instagram) — advertising measurement and audience reach
- Email and payment platforms — added as deployed; listed here when in use
Each provider has its own privacy policy. We choose providers who handle data responsibly.
Cookies and tracking.
This site uses cookies and similar technologies in three ways: essential cookies that make the site work; analytics that help us understand how visitors find and use the site; and advertising tools that measure the performance of our ads and help us reach homeowners who may be interested in our services.
To do this we use the Meta Pixel and Google advertising and analytics tags. These set cookies and may share limited activity — such as the pages you view here — with Meta and Google so that ads can be measured and, in some cases, shown to you on their platforms or partner sites. We do not share your name, property address, or service records with these tools.
You can control this. Most browsers let you block or delete cookies, and you can opt out of personalized advertising directly: Google at adssettings.google.com, Meta in your Facebook or Instagram ad preferences, and across many networks at optout.aboutads.info.
Your rights.
You may, at any time:

- Ask us to delete it (subject to our legal and contractual obligations)
