What's Included
The National Home Watch Association defines Home Watch as "a visual inspection of a home or property, looking for obvious issues."
Built by owners, for owners

We’ve owned and managed our own properties across resort markets. That experience informs everything about how we operate — from how we document a visit to how we communicate a problem. We’ve been the homeowner waiting for a report. We know what you need to hear and when you need to hear it.

🔍

Documented Visual Inspection

Our visits follow an NHWA-aligned checklist covering exterior, interior, plumbing, HVAC, electrical, environmental, and smart home systems.

📸

Timestamped Photo Reports

You receive a GPS-verified, timestamped photo report following our visits — conditions documented with notes on anything that needs attention. Designed to support insurance claims if you ever need them. Delivered within one business day.

🌡

Environmental Monitoring

Temperature, humidity, moisture readings with calibrated instruments. We look for signs of water intrusion, HVAC issues, and elevated moisture levels — catching concerns early.

🔑

Occupied Appearance Check

Doors checked, windows checked, smart home status confirmed, cameras confirmed operational. Locks physically tested during visits.

🔥

Fire Safety Visual Check

Smoke detectors, CO detectors, and fire extinguishers — checked for presence, condition, and expiration during visits. Our team brings 8 years of fire service experience to this work.

🚰

Active Plumbing Checks

We don't just look at your plumbing — we run faucets, flush toilets, open cabinets, and check supply lines. Active checks can catch problems that passive observation misses.

What home watch looks like
During a routine walkthrough, a leak was discovered from a small ice machine that could have caused catastrophic damage if left undetected. That diligence likely saved us from a devastating loss.

Opens & closes — property prepared for arrival, secured for departure
Vendor coordination — included hours per month, beyond billed at standard rate
That’s the NHWA Home Watch standard. What sets Barrier apart is what happens next — we don’t just observe, we work.
The Difference

Watch + work.

Barrier can handle repairs and maintenance on-site — saving you the wait, the calls, and the third-party coordination.

Filters, fixtures, certain repairs and more — handled on-site, not always referred out
Smart home, cameras, irrigation — installed, adjusted, and monitored
Trusted trades arranged and coordinated — for the larger work
One point of contact — for whatever the property needs
Hands-on time billed hourly. Materials at cost. Larger projects quoted up front.
Estate + Trust Oversight
Protecting properties during life transitions.

When a family member passes, relocates to assisted living, or enters a trust — the property still needs someone watching. We provide ongoing home management during probate, trust administration, or estate settlement. Monthly documented visits, vendor coordination, and insurance-compliant records until the property transfers or sells.

What we handle

Regular Watch visits on the same NHWA-accredited protocol. Vendor coordination for lawn, pool, and maintenance. Insurance-compliant documentation for the executor or trustee. Show-ready prep when the listing goes live.

Who we work with

We have experience working with estate attorneys, elder law firms, trust administrators, fiduciaries, and family members managing a loved one's property from out of state. We coordinate with whoever is authorized to make decisions about the property.

When We Find Something

Sourcing. Oversight. Coordination.

Home Watch isn't just about documenting — it's about acting on what we find. Here's how we handle it.

Find + Schedule

We find the issue, source the right local vendor, schedule the appointment, confirm access, and let you know when it's handled.

Typical: routine repairs, seasonal service scheduling, sourcing qualified trades

On-Site Oversight

The vendor shows up — and so do we. We let them in, oversee the work, document completion with photos, verify scope, and lock up when they leave.

Project Coordination

Multi-vendor projects need someone managing the timeline, verifying progress, coordinating handoffs, and reporting back with photos and updates.

Typical: renovations, storm damage repairs, pre-sale improvements
Between Visits

When it can’t wait until your next visit.

Power outage. Burst pipe. Alarm going off and the neighbor’s calling. Home watch is about scheduled visits — but homes don’t schedule emergencies. Active clients get priority response between visits.

📞

On-Demand Response*

When something happens, you call. We’re there to document, secure, and coordinate the fix — without you flying down.

🔧

Vendor Coordination*

If repairs are needed, we coordinate the trades, meet them at the property, and document the work. You approve the spend.

📋

Logged in Your Logbook

Emergency calls, vendor visits, fixes — documented with timestamped photos for insurance and resale.

*On-demand response and vendor coordination scope, availability, and pricing vary by service tier and property. Some services are included; others are billable. Walk-through confirms scope.

The Case for
Prevention.

Deferred maintenance costs 3–5× more to fix than to prevent. A maintained home sells faster and commands more. We keep yours there year-round — so the investment pays for itself long before you ever list.

What Most Homeowners Don't Know
Your Insurance May Have
a Vacancy Clause.
Some homeowner's policies include vacancy clauses that may affect coverage if a property sits unoccupied. Regular documented Home Watch visits help demonstrate the property is actively maintained and monitored — which can support your coverage.

What Happens When Nobody's Watching
Coastal properties don't wait for you to come back. Here's what can happen while you're away.

7 Days

A toilet runs continuously. Water bill spikes. No visible damage yet, but the meter is spinning. A slow leak under the kitchen sink begins dripping onto the subfloor.

30 Days

HVAC condensate drain clogs. Humidity climbs. Mold begins forming behind furniture and inside closets. The running toilet has now wasted thousands of gallons. Salt air has begun corroding exterior hardware.

90 Days

The kitchen leak has warped the subfloor and reached the crawlspace. Mold remediation is now a $15K–$40K job. Pest colony has established inside the walls. Insurance adjuster asks: "When was the property last checked?"

With Home Watch

The running toilet is caught on the first visit — a $25 flapper fix. The leak under the sink is documented with photos on day 14. The condensate drain is flushed for $35. Total cost: under $100. Total damage prevented: tens of thousands.

Common Questions
How often do you visit?
Most clients choose twice per month. Weekly and monthly options are also available. Visit frequency depends on your comfort level, how long the property is vacant, and the time of year — hurricane season typically warrants more frequent checks.
What's the difference between Home Watch and a house sitter?
A house sitter lives in your property. Home Watch is professional, documented property monitoring — we visit on a schedule, follow a protocol, take photos, check systems, and send you a report. We carry insurance specifically designed for this work. A house sitter does not.
What happens if you find a problem?
You get a call with the facts and a recommended next step. We classify findings as Green (normal), Yellow (monitor), or Red (act now). For Red findings, we can coordinate an emergency vendor or take immediate protective action depending on your Standing Service Authorization.
Do I need Home Watch if I have a smart home system?
Smart home systems detect break-ins and fires. They don't detect slow plumbing leaks, rising humidity, HVAC failures, pest infestations, or landscape damage. Those are the things that actually cost coastal homeowners money — and they're exactly what Home Watch catches.
Are you licensed and insured?
We are NHWA Accredited, bonded, and fully insured with both full insurance coverage for Home Watch and home management services.
