What is Home Watch?
The National Home Watch Association defines Home Watch as "a visual inspection of a home or property, looking for obvious issues." We perform regular, documented visits to your property — checking for water intrusion, HVAC operation, pest activity, occupied appearance, and dozens of other items. It's the eyes-on oversight your property needs when you're not there.
What areas do you serve?
We serve Wilmington, Wrightsville Beach, Figure Eight Island, Landfall, Porters Neck, Hampstead, Carolina Beach, and surrounding southeastern NC coastal communities. Virtual consultations are available for coastal, mountain, and resort properties outside the Wilmington area.
Do I need to be at the property?
No. Most of our clients are out of state or out of town — that's why they need us. We just need access: a lockbox code, a key with a neighbor, or your property manager. After each visit, you receive a timestamped photo report so you see exactly what we saw.
Are you licensed and insured?
Yes. Barrier Group is NHWA Accredited, bonded, and fully insured.
What's the difference between Home Watch and property management?
Property managers handle tenants, leases, and rental income. We handle the property itself — that's what we call stewardship. Physical oversight, vendor coordination, storm readiness, and documentation. Stewardship is having one person who knows your property, coordinates the trades, and handles the details so you don't have to. Think of it as one team for your entire property.
Do you handle repairs and maintenance?
Barrier Group can handle certain work directly — light maintenance, filter resets, occupied appearance checks, make-ready tasks, and hands-on property prep. For licensed trade work (electrical, plumbing, HVAC, roofing), we source and coordinate qualified local professionals, oversee the job, and document completion. You get one point of contact either way.
Someone already checks on my house. How is this different?
A friendly check-in is appreciated — but it's not the same as a documented, protocol-driven property assessment. We're inside the home with calibrated instruments, checking under sinks, reading humidity levels room by room, verifying HVAC performance, and delivering a timestamped photo report after each visit. Professional Home Watch follows a structured checklist designed to catch the things a casual walk-through won't.
How often do you visit?
Visit frequency depends on your property and your needs — not a one-size-fits-all package. Some properties need weekly visits, others monthly or seasonally. We'll recommend a schedule during your assessment based on how often you're there, the age and condition of the property, and your comfort level.
What happens during a storm?
When a named storm threatens our area, we activate our 72-Hour Storm Briefing protocol. We secure outdoor items, document your property's pre-storm condition, and after the storm passes, perform a post-event assessment with photos. Our first responder background means we know how to prepare for and respond to coastal emergencies.
