A coastal home is demanding. We handle the operations. You enjoy the home.
Founded by a team with two decades of business operations experience, a first responder background, and years of luxury property management. That experience shapes how we run visits, work with vendors, and respond when storms come.
The foundation. Documented visits, photo reports, key holder service, system checks, and vendor coordination. NHWA-accredited and built for absentee, snowbird, and second-home owners.
Storm readiness, hands-on preparation when a named storm approaches, and post-storm documentation. Available as individual visits or built into your Home Watch tier.
For the moments a property needs more than the routine — selling it, opening it for the season, closing it down, readying it for storms, settling in new residents. Each one a defined service with a defined outcome.
The local person your vendors, insurance adjusters, and contractors answer to. One name. One relationship.
Whether you’re away most of the year or just too busy to run your property like a part-time job, we are your owner’s representative. The local set of eyes vendors answer to. The named contact your insurance company can reach. The person who signs for the delivery, meets the inspector, walks the property after a storm, and documents what they find.
At higher service levels, we extend that responsibility beyond the house itself — dock, grounds, boat, vehicles, the whole property. Full-property service is rare in this market. We built Barrier to deliver it.
We walk the property together. We talk through your goals for the home, what’s been on your list, and where you’d love a hand. You leave with a clearer picture of what’s possible — no pressure, no commitment.
We follow up with recommendations — could be an ongoing service level, could be a specific project, could be both. You get a no-obligation custom estimate for whatever fits.
If you decide to move forward, work begins on your schedule. Documented visits, vendor coordination, storm-season coverage where it applies. You hear from us after each visit — sometimes just to confirm everything’s fine, sometimes because something needs your attention.
Barrier can handle repairs and maintenance on-site — saving you the wait, the calls, and the third-party coordination.
Yes. Barrier Group LLC is the parent company; Barrier is the operating brand (DBA Barrier). You may see “Barrier Group LLC” on invoices, contracts, and insurance certificates — same team, same coverage.
Yes. For absentee coastal property owners, we serve as the local point of contact for vendors, insurance adjusters, inspectors, and contractors working on your property. The scope of our authority is defined in your service agreement.
Property managers handle rentals — tenants, leases, rent collection. We handle the property itself. Oversight, vendor coordination, storm readiness, and documentation. If you have a rental, we work alongside your property manager rather than replacing them.
Routine vendor invoices pass through at cost. For coordinated projects over a certain threshold, a project management fee may apply — covering bid sourcing, scheduling, supervision, and verification. Specific terms are confirmed before any project begins.
Home Watch is the foundation of what we do — documented visits, photo reports, system checks. Beyond that, we coordinate vendors, run storm response, handle concierge needs at higher service levels, and act as your owner’s representative. Home watch is the floor. We can go much further if your property needs it.
Yes. Barrier carries a full commercial insurance stack appropriate for coastal property care, including liability and bonding. We’re NHWA accredited and certificate-of-insurance documentation is available on request.
Three tiers: Maintained ($500/month) for watched and coordinated; Reserved ($1,000/month) for hands-off full-service; Estate for bespoke management of complex properties. See full pricing and details →
