Whether you’re away most of the year or just too busy to run your property like a part-time job, we are your owner’s representative. The local set of eyes vendors answer to. The named contact your insurance company can reach. The person who signs for the delivery, meets the inspector, walks the property after a storm, and documents what they find.

At higher service levels, we extend that responsibility beyond the house itself — dock, grounds, boat, vehicles, the whole property. Full-property service is rare in this market. We built Barrier to deliver it.

Frequently Asked Questions
Are Barrier and Barrier Group LLC the same company?

Yes. Barrier Group LLC is the parent company; Barrier is the operating brand (DBA Barrier). You may see “Barrier Group LLC” on invoices, contracts, and insurance certificates — same team, same coverage.

Do you act as an owner’s representative?

Yes. For absentee coastal property owners, we serve as the local point of contact for vendors, insurance adjusters, inspectors, and contractors working on your property. The scope of our authority is defined in your service agreement.

What’s the difference between Barrier and a property manager?

Property managers handle rentals — tenants, leases, rent collection. We handle the property itself. Oversight, vendor coordination, storm readiness, and documentation. If you have a rental, we work alongside your property manager rather than replacing them.

Do you mark up vendor invoices?

Routine vendor invoices pass through at cost. For coordinated projects over a certain threshold, a project management fee may apply — covering bid sourcing, scheduling, supervision, and verification. Specific terms are confirmed before any project begins.

How is Barrier different from a home watch service?

Home Watch is the foundation of what we do — documented visits, photo reports, system checks. Beyond that, we coordinate vendors, run storm response, handle concierge needs at higher service levels, and act as your owner’s representative. Home watch is the floor. We can go much further if your property needs it.

Are you insured?

Yes. Barrier carries a full commercial insurance stack appropriate for coastal property care, including liability and bonding. We’re NHWA accredited and certificate-of-insurance documentation is available on request.

What service levels are available?

Three tiers: Maintained ($500/month) for watched and coordinated; Reserved ($1,000/month) for hands-off full-service; Estate for bespoke management of complex properties. See full pricing and details →
