What the Baseline is

One thorough on-site visit at the start of the relationship. We walk the property with you, document what's there, and build a record we can both use going forward.

It's operational, not transactional. A home inspection ends with a report. The Baseline ends with a system — one we keep current as we work the property.

Walk-through with photos — interior, exterior visible from ground, decks, dock, landscaping. The reference for what your home looks like today.

Systems & access points

HVAC, water heater, generator, smart devices, and the key access points — water main, electrical panels, irrigation, generator transfer — photographed and mapped. What's there, what's labeled, what you can tell us about.

Thermal observations

FLIR thermal imaging of conditions worth noting — envelope, ceilings, accessible walls. We document what we see; licensed trades diagnose and remediate.

The maintenance calendar

Your property's care schedule built around what it actually has — filter changes, generator runs, seasonal items, vendor visits. Yours to follow or hand off to us.

Vendor coordination

We work with your existing service providers and integrate them into the property's care plan. As the relationship develops, we add our own vendors where it helps.

The Log Book

The document that holds it all together — systems, photos, calendar, vendor contacts, access notes. Yours to keep, ours to maintain as we work the property.

Property Baseline

Once, at the start of the relationship.

The foundational visit. Systems documented, conditions photographed, calendar built, Log Book opened. The reference everything else is built from. Quoted per property.

Property Reset

Anytime — seasonal, post-event, pre-purchase.

A walk-through to check what's changed since the last visit. System checks, condition notes, action plan for what needs attention. Starting at $400.

Each property is different. A 2,400 sq ft single-story is a different scope than a 6,000 sq ft compound with a dock and a generator. We come out, look at what's there, and quote what it actually takes to document it right.
